NASIPIT AGUSAN DEL NORTE INDUSTRIAL ESTATE (NANIE) PROJECT
The project site is located in Barangay Camagong, Municipality of Nasipit, Province of Agusan del Norte and has a total area of 296 hectares. The area consists mainly of flat lands with some areas having a gently rolling terrain.
Site development is divided into four phases; namely,
NANIE Phase I: 33 hectares for raw land industrial subdivisions, and utilities and pollution control sites.
NANIE Phase II: 96 hectares for commercial industrial, recreational, warehousing and administration facilities.
NANIE Phase III: 67 hectares for a shipyard facility for an integrated ship repair and manifacturing area; and,
NANIE Phase IV: 100 hectares as reserve areas for future expansion.
It is situated along the National Highway having a frontage of about 1,896.39 meters and is in close proximity to the following areas:

The National Highway which passes through the property is the main thoroughfare used in the transfer of people and goods to and from Butuan City and Cagayan de Oro City.
The area is mainly used for residential and agricultural purposes. With the conversion of the property and its surrounding areas into an industrial zone, it is envisioned that the province will attain its full potential as the center of industry for the CARAGA Region. It has also been determined in recent studies that the area's current use as agricultural lands is no longer productive.
The site and all the areas included in the NANIE project has all the advantages of being the center of trade, commerce and industry with them being in the center of the Southeast Asian territory.
The Nasipit Agusan del Norte Idustrial Estate (NANIE) was conceived by the Local Government Units of Agusan del Norte and Nasipit as well as some private groups to harness and make use of the area's full potential as the main industrial center of the CARAGA Region. This was due in part to the closure of the province's main source of livelihood which revolved mainly upon logging. It is also the intention of the projects proponents to boost the sagging economy of the area by developing the area into a mixture of light-industrial, commercial and residential areas.

Two expansion areas for industrial estate development are being prepared to mitigate against critical locational impediments such as intra-regional competition, regional bureaucratic rigidities, land prices speculation, land consolidation constraints and improper timing.
NASIPIT INDUSTRIAL ESTATE EXPANSION PHASE II
A 600 area adjacent to NANIE is presently under consideration for consolidation and negotiations with the owners. This area, situated along the national highway, is some three kilometers from the Nasipit International Port.
BUENAVISTA INDUSTRIAL ESTATE EXPANSION PHASE II
Similarly another 600 hectare located within the Municipality of Buenavista but contiguous with the proposed NANIE is also contemplated by this area, subject to an evaluation of the response to the first two areas.
LOCATIONAL COMPARATIVE ADVANTAGES
NANIE is compared with the PHIVIDEC Industrial Estate located in Cagayan de Oro City which is some 190 kilometers south of Butuan City. It is the nearest industrial estate and accessible by the national highway in a three hour car ride.
Assuming that the listed site location considerations are similar between the two estates, then power rates, water rates and lease rates will be deciding factors for a locator to choose from one of the two choices.

PRESENT INFRASTRUCTURE FACILITIES
Development of industrial estates within the Western Agusan Corridor of the Agusan del Norte Special Economic Zone is favored due to its distinct location. On top of this spatial advantage, the local government of Nasipit, with the support of the Provincial Government has already initiated the first phase development of the Nasipit Agusan del Norte Industrial Estate (NANIE).
The NANIE is just 25 kilometers away from the Butuan Airport and even hosts the Nasipit International Port. A well-paved road connecting the industrial estate to any point in Mindanao allow for an efficient transfer of goods.
NANIE is situated in an area with the abundant water supply. The Nasipit Water District has a total supply of 2,016,000 liter per day backed up by its two existing pumping station. The area is being provided with power by the Agusan del Norte Electric Cooperative, and, a back-up power source is readily available through the National Power Corporation (NPC) 100 MW power barge which is situated within the NANIE. Presently, telecommunciation is being provided by different private establishments like the RCPI and the PT & T. Also, a telephone company is providing within the municipality.
These services are targeted for expansion so that the domestic as well as international links can be established. The host municipality provides waste disposal services, However the Industrial Estate is designed to provide for its own waste disposal system.
